We are pleased to be the on-site property and resort Management Company for Harbour House at the Inn.  As Resort business owners and operators on Fort Myers Beach since 1994, our principals and staff have the professional experience and local reputation for quality services. We have a long history of condominium development and the many facets of balancing a resort environment with the needs of condominium owners.

As the On-site management staff, we are committed to creating a positive resort experience for our guests and owners. We will provide an experienced Resort Manager and staff and they will have the day-to-day responsibility for the rental program including reservations, housekeeping, maintenance and marketing. We will use a “ rotation” system for all owner rentals. We will be the resort ambassadors throughout the Beach Community while offering a “total service” philosophy to our efforts.

How does a Rotation Rental Program Work?

Our approach has the objective of providing each owner an equal and impartial portion of total resort unit revenue wherever possible. We will do this primarily by rotating reservations among participating owners and balancing this rotation with the availability of each specific unit in under our management program after an owner’s specific use. This on-site program is optional in the event an owner does not choose to rent or wishes to pursue other rental options.

What Costs are involved as an Owner?
 
Owners are responsibly for the typical costs of unit ownership including electric, taxes and condominium fees. On any rental through the program, the owner will be responsible for the rental commission, housekeeping and incidental expenses associated with the rental. We are estimating owners will recieve about 60% -65% of the rental income.

Rental Estimates/Rental Rates

An estimate of rental rates for Harbour House at the Inn is based on our experience and a series of assumptions. We believe the merits of a new well-located rental unit in the Fort Myers Beach Downtown Core has fundamental positive market appeal and we believe the broad mix of units can appeal to a number of different users. We believe this neighborhood as it is built-out will be increasingly popular due to location and easy access to desired resort services. Similar types of future development are contemplated throughout the Old San Carlos core and we believe this will enhance the resort experience.
 
The beach rental market is highly seasonal with a strong winter demand at high rental rates and a second high season in the summer. In the shoulder season months, weekend demand is strong, but weekdays are soft largely due to a more local user and a shorter vacation length for most visitors. The nearby Beachfront units have an intrinsic appeal but at typically higher prices and for a regular user, the gulf is not the primary need. This helps to make this new resort a popular alternative.
 
We believe that the existing clientele of the Matanzas Inn and the ongoing operations of this adjacent facility when combined with the added capacity of the Harbour House at the Inn units, will allow the management firm to seek out and market to a larger audience and for larger group sales that are not possible with only one smaller property.
